Boulton Moor 1 - District Centre

Planning consent has been granted for development of 1,058 homes on a greenfield site of 117 acres, together with 15,000 sq. ft of retail and community uses, and a primary school.  The initial phase of 903 homes is being developed by Persimmon Homes.  At the end of 2021, the outline planning application was submitted for the remainder of Boulton Moor 1 (30 acres).

Boulton Moor 2

Outline planning permission granted for the residential development of 55 acres for up to 550 homes, a primary school, and public open spaces including a children's play area.

Boulton Moor 3

This scheme is within the 2,700 dwellings Masterplan Framework of Boulton Moor Sustainable Urban Extension (SUE), Derby.  Phase 3 will deliver up to 250 new residential dwellings, including 30% affordable housing and bungalows for older people, over approximately 11.14 hectares.

To enable biodiversity, there will be 2 hectares of open green spaces, with extensive walking and cycling routes, expanding around existing mature trees and hedgerows, including a central public park space.

As a part of the sustainable urban extension, this scheme offers good connectivity to public transport, and is within walking distance of the future District Centre, providing essential shopping and public EV charging.   The scheme was designed to create sensible urban blocks focused on the best solar orientation for the homes.
