These companies are sister companies to Merlion Capital Corporation Ltd.  Peter North and Charlie Wilkinson work closely with Charles Chamberlain of Merlion Capital Corporation Ltd in promoting both companies.

Merlion Capital Partners Ltd is involved in promoting sites through the planning system and general residential and commercial development on an opportunity led basis.

Footstep Living Ltd, www.footstepliving.co.uk, is promoting a brand of affordable housing based on selling units at a permanent discount to local market values.  Footstep is working closely with landowners and local Councils on a range of projects.  A charitable trust owns part of this company whose remit is to contribute to help the homeless.

Both companies concentrate on working in Hampshire and surrounding counties but have a flexible approach, which means the right opportunities will be considered anywhere in the UK.

Planning consent obtained for 7 new homes. Site sold July 2021.

Winnall, Winchester

A pre-application planning process has started for a development of offices and student accommodation.  The scheme will comprise circa 25,000 sq ft of good quality offices generating a higher employment level than currently exists on the site, supported by 180 student beds in an area already established as a preferred location for student housing.

Planning application has now been submitted.

Headbourne Worthy

The planning process has commenced for a scheme to refurbish an existing industrial unit and provide a terrace of 6 high-quality B1C/B8.  Planning consent was granted in 2022; works undertaken and letting completed in 2023.

Completed development sold July 2023.

This site has a net developable area of just over 4 acres and is currently being promoted through the Local Plan Review for residential or age related uses.

Salisbury

Two adjacent sites are being progressed in a prime residential location in Old Sarum.  The planning process has commenced for the first phase which will comprise 40 units, predominately 2 and 3-bed, which 40% will be affordable. Site sold July 2023.

Runfold, near Guildford

A site is being promoted led by the Footstep discounted housing model for about 20 units in the village of Runfold. The development will comprise 5 open market houses, which are likely to be 4 and 5 bed detached units, and the affordable housing will comprise 2 and 3 bed units and be for sale at a significant discount to open market value.

Totton, Hampshire

Planning application submitted in February 2022 for 200 homes together with extensive landscaping and woodland.
